Commute, schools, a yard, a first floor bedroom, a boat, a two-year assignment. The list comes before the portal scroll.

Tour with a point of view
I will narrow the field across Virginia Beach, Norfolk, Chesapeake, Portsmouth, and the Peninsula, then walk the ones that fit.

Write an offer you can perform
Price, dates, inspection, and financing are one strategy. A loud number with a weak file is not a favor.

Stay through settlement
Appraisal, repairs, and the walk-through still need a person. I stay on the file until the keys are yours.
If you are moving with orders
Report dates, temporary lodging, and VA financing are normal in this region. Bring them to the first call so the search is built around the calendar you actually have.
If the house is near water
Flood zone, insurance, and what you can do with a pier belong in the offer conversation, before the pretty one becomes the only one.
